Mountain vistas, green valleys and affordable resort living prompted our move to Angel Fire from the San Diego area 17 years ago.
Nearing early retirement in 1991, we began our search for affordable, mountain living. While we discovered many wonderful, alpine locations, none offerred the value we have found in the Sangre de Christo mountains of Angel Fire.
Because we were drawn by the considerable value the Moreno Valley affords, I am particularly committed to assisting others to discover the many options of ownership available in these pristine mountains. An informed buyer is a satisfied buyer.
My advice as a listing agent is somewhat unique.....interview several realtors. I think a seller should explore their options. Everyone will want to secure your listing. But which agent will have the best chance of marketing and selling your home within the timeframe you have in mind?

From my 13 years of both listing and selling real estate in the Angel Fire area, I am able to pass on some very valuable advice. As a seller, you need to focus on the record of homes listed and sold by the agent you are interviewing. If an agent provides you with pages of homes they currently have on the market, your question should be, "Why are these properties for sale and not sold?" This question should be followed by, "How many of the properties that you have listed in the past year have sold in the past year?" I think you see the point. Many real estate agents are far more concerned with securing your listing than with moving your listing. As a seller you want the listing agent that moves properties.
As a seller, you will want to get a truly honest picture of your properties' value. This will be different for the three primary groups (homes, condominiums and land) in our current market. Buyers are listening to the evening news and expectiing a considerable value for their dollar. To this end I will be pleased to detail:
- My personal record as a listing agent.
- The current climate for sales in your particular property category.
- An honest market analysis of your property.
Please note that I pass up many listings, and many sellers go elsewhere upon receiving the above information. I am quite confident in sharing this with a potential seller because my listing record is probably unsurpassed at moving properties. In 2007 my record for listing and moving home listings was 100%. The national economy in 2008 has provided a challenging year. This year that record has been reduced to 80%. Nevertheless, there are many listing agents in town at 0-20%. As a motivated seller, you need an experienced agent who will respect you enough to give you an honest analysis, even at the risk of losing your listing, in order to assure you that your property is not only listed, but sold.
