Mountain vistas, green valleys and affordable resort living prompted our move to Angel Fire from the San Diego area 17 years ago.
Nearing early retirement in 1991, we began our search for affordable, mountain living. While we discovered many wonderful, alpine locations, none offerred the value we have found in the Sangre de Christo mountains of Angel Fire.
Because we were drawn by the considerable value the Moreno Valley affords, I am particularly committed to assisting others to discover the many options of ownership available in these pristine mountains. An informed buyer is a satisfied buyer.
Any introduction to Angel Fire real estate needs to address one overriding factor. Resort markets are not equal to metropolitan markets. Many prospective investors want to make this comparision. A more valid comparison will be a determination of the monetary value of this resort area in relation to other ski and golf destinations.
While it is a considerable task to summarize current real estate trends, the following statistics will provide some guidance in three categories: homes, condominiums and land.
HOMES While the Moreno Valley covers a considerable expanse, upwards of 80% of the single family homes listed are within the boundaries of Angel Fire Golf and Ski Resort. The least expensive home currently offered within this MLS area is a 1550 sq.ft cabin 30 miles to the south of Angel Fire in Sierra Bonita at $69,900. The most expensive home is part of a 330 acre ranch just off of hwy 64. This 6500 sq. ft. home features 4 bedrooms and 3 baths and is being offered at $4,200,000. The median listing price for a single family home is currently $439,000.
CONDOMINIUMS All condominiums are located within the resort with the least expensive unit at $56,000 featuring 1 bedroom and one bath at 460 sq. ft. The most expensive unit, listed through the MLS service, is priced at $299,900 with 3 bedrooms and 2 baths at 1638 sq. ft. The median listing price of a condominium in Angel Fire is currently $142,400.
LAND Land is a complicated category. For additional guidance, interested parties are welcomed to contact me with a set of tighter parameters than are being offered in this brief explantion. There are, however, two overriding statements that may assist a potential investor:
1) Northern New Mexico has been discovered. We find that many individuals are in search of that last underpriced piece of the American frontier. While acreage prices are remarkably good compared to other areas within 5-30 minutes of a 67 trail ski slope, we have indeed been discovered.
2) Location, location, location says it all. Acreage, Angel Fire Resort lots in particular, close to the ski and golf facilities will be more expensive than the more remote view parcels. Of additional importance: The bigger the view, the bigger the price.
While it is very dificult to attach an average price to land, the median price for a 3/4 acre lot within the resort is approximately $50,000. This amount will not buy an expansive view, but an expansive view will be attainable at $70,000 and up. Acreage costs are running as little as $10,000 an acre for parcels at around 5 acres within 10 minutes of the resort, while larger parcels vary greatly depending upon the size, distance from the resort and accessability. It is rare to locate parcels in excess of 1,000 acres.
